j b asked: My father took out a mortgage on home. He since passed away. My mother is on the loan as well. She is permanatley disabled, losing her home. The question is can she fight for a loan mod due to husband passing away? Is there any wrong doing on behalf of bank? They also sold our loan multiple times to other banks. Please advise.

Mark asked: Last year I attempted to purchase a house that was up for short sale. The owner accepted my offer but the bank denied the short sale. Now the owner has stopped making payments and we are trying the short sale again. I am willing to pay the appraised value for the home. What determines whether or not the bank will give the thumbs up or down on the short sale? Is there anything I can do as the buyer to help the process go through?

The home is listed at 589 k, comparable homes listed in the neihborhood are listed at 650k to 675k and there is another which is a short sale ( not bank owned) listed at 575k. My realtor suggested that 550k will be a fantastic deal but I am thinking to offer 510 - 520. I am ready to put down 80 -90 k.

I have no problem finding banks who will do financing for owner occupied builder programs, but nothing for spec homes. A lot of the banks offer spec programs on the retail side, but I’m having trouble finding it wholesale. Thanks!
I do know what a spec home is
My rep at Indymac said that they only do owner occupied construction, but maybe there is another dept she’s unfamiliarr with? I’ll ask her again. Thanks!

Jamerican Steve asked: Neighbor A was selling their home on their and then the sign vanished from the yard. When I askeb Neighbor B (who had own it before) they said that because A is in banking, they have to have a Realtor.
Weird. Is that true and what other weird selling law are there.
